BEFORE AND AFTER PHOTOS...WHAT WOULD YOU HAVE DONE ???

This is a high value home and the builder had completed the home several months ago. In fact he was actually living in the home and trying to sell at the same time. The budget was small on this one, so basically we did vignette staging in several rooms, just to give a lived in feeling for an open house.

I know the photos are not well done but you can see what we did, what do you think, did we accomplish what we tried to do, in your opinion?

This bathroom was very large and so we placed a large leather stool in the middle of the room, on the other side of the stool was a fireplace that goes from the sitting area in the master suite to the bath...

I think you did a fabulous job, Mary Lou.  I especially liked the stool/ottoman in the master bathroom as it looks like it would be a perfect solution for the new buyer.

Love the ottomon. I wish my own bathroom was that big! I love it when I have a property that gives me the space to really make a dramatic difference. Great job. Just lovely. Kym

Mary Lou, Thanks for posting these photos. I've been seeing several posts show up with accessory staging or vignette staging. I've been very curious as to how these projects turn out. With people working with smaller budgets this is a very good option for staging. I think it looks great!

Mary Lou,

What a great transformation.  It doesn't even look as though it was a small budget.  I think you did just fine and the ottoman in the bathroom was a fantastic way to fill the empty space! Best wishes for a quick sale!

Kathy: Michelle :Kym : The ottoman was a real hit with everyone who say it...there was so much space int here I had to do something...made a perfect place to sit and put on your shoes....

Donna: Robyn : Thanks for the comments...it was a small buget, however, we did the job for alot less than we should have...but as a result we got another job from the Realtor..so it was worth it..

Beautiful staging!  I love what you did to add warmth and create an inviting atmosphere.

Looks great Mary Lou!  I love the ottoman too!  Great way to fill the space as well as practical.  It adds to the luxurious feel of the bath.

Lovely work -- you did a great job on featuring the focal points and when having a limited budget -- that's the priority!  Thanks for sharing your work!

That was an inspired choice with the ottoman. Kudos to you.

The fireplace room looks very inviting.

Please let us know when it sells how many DOM.

Staging vignettes is always a challenge as a Stager as you always want to do the whole job.

I love it!  You did a great job.  Really like the addition of the ottoman.  You do know what it was lacking though....................yes.................I know that you know..........................BIG......PLUSH.....TOILET SEAT COVERS!!!!!!!!!!!!

Sorry, I just had to.   :-)

Great work!  I think you did exactly what was needed.  Sometimes homes don't need to be full of furniture to be appealing.  I did a light home staging like this and the house sold in three days and the new homeowners bought all of the accessories I used!

Both rooms look lovely!  The accessories added so much.

Thank you, this was a $1,000,000 plus house and with a very tight budget. It had been on  the market for awhile and just needed alittle perking up...Everyone loved the bathroom....

I love the livingroom, even though it is just a vignette, it looks very classy and adds warmth.

Nice transformation.  Would love to have you for a mentor!  I will be meeting you soon at our ASHSR meeting--let me know when.

The spaces look massive and you did a great job working with less than I'm sure you would have liked (in the living space) - but staging isn't about selling the stuff but the house so kudos to you Mary Lou!

It looks really beautiful and simple, love all the white you used!

I've been doing the "lite" accessory idea too.  You have to keep a lot of chairs in inventory though!

Posted by Cindy Bryant~Houston's Home Staging & Professional Home Stagers~RVP RESA~ASHSR (Redesign Etc.~Specialist in Staging Vacant Properties.) about 1 year ago

Cindy: Yes lots of over sized chairs and art work...

JoLynn: Thank you, the colors were light as there was so much light in the home I wanted the breezy feel

Karen:Yes I would have liked to really full stage this home but the funds in the budget just were not there...

Lori: Can't wait to meet everyone at the meeting...Thanks for the lovely compliment !!!

Lisa: Thank you for your reply...classy is basically what everyone has said about this home...hopefully my staging added to this....
